We’ve built more than 500 custom homes across North Texas since 1959 — three generations of the same family, the same standard, and a reputation built one home at a time. Wise County is where we started and where our roots run deepest, but over six and a half decades we’ve expanded across the broader North Texas region. At the heart of that experience are five things we do differently.

1. Transparent Pricing With Integrity

Pricing in custom homebuilding has a bad reputation — and it’s earned. Low starting numbers that climb after you’ve signed. Vague allowances that leave you guessing. Change orders that feel less like adjustments and more like ambushes.

We don’t operate that way.

At Neighbors, we work through a structured pricing progression that becomes more accurate as your plan and selections take shape:

Vision Budget — a realistic range established early, based on your square footage, spec level, and site inputs, before a single drawing is made

Working Estimate (as needed) — a more detailed estimate once a floor plan exists, used to refine costs and align design with budget

Bidded Estimate — the final, fully priced number built from completed plans, confirmed selections, and subcontractor bids

No intentionally low starting numbers. No vague placeholders. No surprises presented as normal.

Our builder fee is also fixed at the outset of your project. We call it Fee Lock. Most builders use a cost-plus model — their fee rises when costs rise. Ours doesn’t. As long as scope doesn’t change, our fee doesn’t change. Our only incentive is delivering exactly what we agreed on.

You can build on-menu — choosing from thoughtfully designed spec levels that give you a clear, well-priced starting point. Or off-menu, with full customization guided by our team. Either way, the experience is designed to feel calm, intentional, and surprisingly enjoyable.

3. Designer-Led Selections, In One Place

Selections are one of the most overwhelming parts of building a custom home — not because the choices are hard, but because without guidance, they multiply into an unmanageable sprawl of decisions made under time pressure, in the wrong order, without context.

At Neighbors, we guide selections with a professional designer. Rather than sending you all over town, we bring the process together in one place, in a logical sequence, with expert guidance at every step.

We’ve designed our communication to prevent that. You know who is on your team, what each person does, how to reach them, and what’s happening next. Questions are addressed before they become concerns. Updates come to you — you don’t have to chase them.

Post-close check-ins at 30 days, 60 days, and one year. A dedicated handyman service for maintenance and touch-ups. Warranty documentation and a full Owner’s Manual delivered at move-in.
